Here’s a checklist of what you’ll need to cover before having your home inspected.

Home inspection disclose information

Disclosures and Warranties

Disclose past fires or floods and any repair work that has been completed.

Provide building permits and plans for any major renovations.

Provide invoices and warranties for major improvements, roofs, furnaces and appliances.

Routine Maintenance

Seal driveway cracks.

Repair minor defects in exterior wall materials.

Recaulk around exterior windows and doors.

Replace damaged or missing shingles.

Replace batteries in smoke detectors and install detectors where missing.

Day of home inpsection

On Inspection Day

Plan to be away from the home for two to three hours while the inspection is conducted.

Provide keys for locked doors.

Clear entrances to storage sheds, attic, yard, crawl spaces, basement and garage.

Provide access to components such as electrical panels, water meter and gas meter.

Move objects away from the water heater, furnace, and air conditioner.

Clear paths of snow and debris.

Keep pets in a safe location out of the home or in a crate.
